Before you start

Most owner-builders don't have the right insurance.

Some have none at all. Whether you are building new or renovating, a standard home policy excludes a site under construction, and contractors insurance on site may not respond for you. The right cover fills that gap, and it needs to be in place before works start — once a site is active your options narrow and some insurers will not quote at all.

You are the builder on this one. Council approvals, trade scheduling, materials on site and the neighbours next door are all your responsibility. Three things need covering.

Material damage

Covers the works, materials on site, and materials in transit against damage from events like storm, fire, and theft during construction. It protects your investment in the build, and lenders commonly require it before they will fund a project.

Public liability

Covers your legal liability if a visitor, trade, or neighbour suffers injury or property damage connected to your site. Common limits are $5m, $10m, and $20m. Your council or lender may specify a minimum.

Existing structure cover

Renovating or extending? The existing house usually is not covered by your home policy once major works start. We can arrange cover for the existing structure alongside the works.

In that time I have been involved in tens of thousands of projects for thousands of clients, and I ran underwriting for one of Australia's largest specialist construction insurance teams. That is the side of the desk that decides what gets covered, what gets declined, and what a job should actually cost.

Pricing

How owner-builder insurance is priced

There is no list price, but there is a logic to it, and it is worth understanding. In a nutshell, cover is rated primarily on the value of the works — what it will cost to build. Everything after that is a modifier.

  • Modifiers — how long the build runs, the kind of work (a new build prices differently to a structural renovation), the excess you carry, and what the site involves: levels, excavation, demolition, pools, or work near water. There are many more than that, and each underwriter weighs them differently, which is why the same project can price very differently from one insurer to the next.
  • Charged separately — cover for the existing home, when you are adding to one, is rated on its own, and the public liability limit you choose moves the number too.
  • Your claims history — and how well the project is presented to the insurer in the first place.

Cover runs 12 months. Longer builds can be extended for an additional premium.

Common questions

Do I legally need owner-builder insurance?

Requirements vary by state and by your council, lender, and permit conditions. Public liability is commonly required before works start, and material damage cover protects your own investment in the build. We can talk you through what applies to your project.

What if work has already started?

Tell us in the form. Some insurers will still quote a project that is underway, though options narrow and site condition matters. The earlier you get cover in place, the better.

Does this cover my existing house during a renovation?

Not automatically. Existing structure cover is a separate section we can arrange alongside the works cover. Flag it in the form and we will include it in your options.

How fast can I get a certificate of currency?

Once cover is bound, certificates are typically issued same day.

What information do I need to get a quote?

Project address, estimated project value, the type of works, and whether works have started. The form takes about a minute.

Can you help with owner-builder training?

Many of our clients are completing their owner-builder course at the same time as arranging cover. Mention it when we talk. Discounted training is often available for our clients.

Claims examples

A few of the situations owner-builder policies are commonly asked to respond to, kept deliberately high level.

  • Storm during the build. Wind and rain damage a partly completed frame before lock-up.
  • Fire on site. A fire damages completed work and materials waiting to be installed.
  • Theft from site. Materials or fixtures are taken before they are fitted.
  • Someone is injured. A visitor or passer-by is hurt on or near the site and holds you responsible.
